The 30% Rule: How Much Should You Spend on a Kitchen Remodel?

The 30% rule says to keep renovation spending at or below 30% of your home's current market value; for a kitchen alone, the NKBA guideline is lower, about 15–20%. The table uses round example values, not market data. For real Bethesda numbers, see the kitchen remodel cost guide.
| Example home value | 30% ceiling | NKBA 15–20% kitchen range |
|---|---|---|
| $800,000 | $240,000 | $120,000–$160,000 |
| $1,000,000 | $300,000 | $150,000–$200,000 |
| $1,200,000 | $360,000 | $180,000–$240,000 |
Where the 30% Rule Comes From (and Its Two Versions)
It's a rule of thumb with no official source, and it's used two ways: as a cap on total renovation spending (Yahoo Finance; Google's AI Overview) and as a cap on any single room (PODS, Dec 2025). For a kitchen the difference matters. The first version leaves room for other projects; the second can let one kitchen use nearly a third of the home's value.
How Much Should You Spend on a Kitchen Remodel?
Most guidance lands at 15–20% of home value for a kitchen (NKBA, via HomeGuide), plus about 5% for surprises. Three things move you up or down:
- How long you'll stay. Longer means a higher spend makes sense.
- The neighbourhood's kitchens. Don't far outspend nearby homes.
- What the house already needs. Old wiring and plumbing take part of the budget.
Does the 30% Rule Work in Bethesda?
It rarely binds. At Bethesda-area home values, 30% of value is far above what most kitchen remodels cost, so the tiers matter more than the rule. At a $1,000,000 home (an assumption), 30% is $300,000, while a full custom renovation runs $75,000–$120,000+.
How Much Remodeling Can You Do With $50,000 or $100,000?
For a kitchen, $50,000 is about a mid-range remodel and $100,000 about a full custom renovation. Read what k, k, k and 0k get you.
What Adds the Most Value When You Remodel?
In the DC area, a midrange minor kitchen remodel recouped 100.5% of its cost in 2025 (Cost vs Value), far more than major remodels. See kitchen remodel ROI in the DC area.
