How to Finance a Kitchen Remodel

How to Finance a Kitchen Remodel

Most homeowners finance a kitchen remodel with savings, a home equity loan or line of credit (HELOC), a cash-out refinance, a renovation loan, or a personal loan. We do not offer financing, so this guide is neutral. It is general information, not financial advice. Talk to a lender or adviser about your own case. Start with your number in our cost guide.

Five Ways to Pay for a Kitchen Remodel

There are five common ways to pay:

OptionUses home equity?Best forWatch out for
SavingsNoSmaller jobs, no interestDraining your emergency fund
HELOCYesPhased or uncertain costsVariable rates; your home is collateral
Home equity loanYesA fixed, known budgetClosing costs; your home is collateral
Cash-out refinanceYesLarge projects when your current rate is highResets your whole mortgage
Personal loanNoMid-size jobs, fast fundingHigher rates, shorter terms

Renovation loans are a sixth route. They base the loan on the home's value after the work, and suit larger projects.

Which Option Fits Which Budget?

Smaller jobs usually go on savings or a personal loan; larger ones on home equity.

  • Refresh ($15,000 to $30,000): savings or a personal loan.
  • Mid-range ($35,000 to $75,000): savings plus a HELOC or home equity loan.
  • Full custom ($75,000 to $120,000+): home equity, a cash-out refinance, or a renovation loan.
  • High-end ($120,000+): usually a mix, planned with a lender early.

How Much Should You Borrow?

Borrow for the itemized estimate plus a 10% to 20% contingency, not a round number. A written estimate shows what you actually need. Our 30% rule post explains how to cap the total against your home's value.

Paying Your Contractor: Deposits and Draw Schedules

Payments should follow completed work. A large deposit with nothing tied to progress is a warning sign. Maryland limits home improvement deposits.
