What Not to Do in a Kitchen Remodel: 12 Costly Mistakes

Kitchen Remodel Mistakes

The most expensive kitchen remodel mistakes are skipping a contingency budget, choosing finishes late, hiring without checking credentials, and building without a permit. Design errors like tight walkways and weak hood venting are close behind. Each is easy to avoid when you plan before demolition.

Planning mistakes

1. No contingency

Set aside 10% to 20% of the budget. Walls hide surprises, especially in older Bethesda homes.

2. Choosing selections late

Cabinets and special-order items can take weeks to arrive. Late choices stall the crew and add cost.

3. Hiring without checking credentials

Ask for proof of insurance and EPA Lead-Safe (RRP) certification. Homes built before 1978 need it by federal rule.

4. Accepting a vague estimate

A good estimate itemizes labor, cabinets, counters, permits, and allowances. A single lump sum hides gaps. See our cost guide.

Design mistakes

5. Tight walkways

Leave about 42 inches of clearance in work aisles.

6. An island that does not fit

If you cannot open the dishwasher and walk past, the island is too big. See the island page.

7. Too few outlets and poor lighting

Plan outlets and layered light (ceiling, task, accent) early.

8. Weak hood venting

A recirculating hood just moves grease around. Vent outside where possible. Powerful hoods may need make-up air.

Building and permit mistakes

9. Skipping permits

Unpermitted work can block a sale or void insurance claims. See our permit guide.

10. Using the wrong plumbing office

Montgomery County DPS and WSSC handle different plumbing scopes. Confirm which one applies before you apply.

11. Missing town or condo approvals

Chevy Chase villages, Rockville, and many condos have their own rules and review steps. Ask first.

12. Unsafe demolition in older homes

Disturbing more than 6 square feet of painted surface inside a pre-1978 home requires lead-safe practices under EPA's RRP rule.

What to replace first

If the budget is tight, replace what you touch daily: cabinets, counters, and lighting. Keep layout changes for a larger project.
